Common questions about analysing your Airbnb listing
Where does the data come from?
Your listing's own public page — reviews, rating breakdown, amenities, description, and how many photos you have. The full analysis looks at each of those photos in turn and adds the live local listings a guest would realistically compare you against; the free check stays on your own page. Nothing is invented. If a finding isn't traceable to a review or a competitor's own page, it isn't in the report.
Do I have to be the host?
Yes. We only analyze listings for the people who run them — we don't produce competitive intelligence on other people's properties for strangers. When you submit a listing you're confirming it's yours to submit, and we'll cancel a request where that doesn't hold.
Why 24 hours and not instant?
Because a person reads every report before it's sent. Automated listing analysis is fast and frequently wrong — it confidently tells you a problem is fixed when it isn't, or invents a complaint from a single ambiguous sentence. A wrong finding is worse than no finding, so we check.
My listing is already a Guest Favorite. Is there anything in this for me?
The sample on this page is a 4.96-rated Guest Favorite with a perfect 5.0 on four of six subscores — and six reviews a year for four years. High-rated listings are usually where the biggest unexploited gaps are, because nothing is visibly broken.
What if the report doesn't tell me anything new?
For a single report, ask within 30 days of your payment and you'll get a refund. You know your property far better than we do; if a stranger reading your reviews can't find anything you hadn't already thought of, you shouldn't be out of pocket. The Analyse and Monitor plans are annual — see the question below on renewing and cancelling.
Do you list my property anywhere or contact my guests?
No. We don't publish, resell or share your listing data, and we never contact guests. The report goes to you and nowhere else.
Do the Analyse and Monitor plans renew automatically?
Yes. Both renew once a year at the price shown on this page, until you cancel, and we email you before each renewal. You can cancel at any time and you keep the year you have already paid for — nothing is cut off early. Reports we have already delivered stay in your account and stay readable whether you renew or not.
What counts as a property, and what counts as a platform?
A property is one place you rent out. A platform is one site that place is listed on — so the same house on two sites is one property with two platforms, not two properties. That is why the Analyse and Monitor Plan covers up to 5 properties rather than 5 listings.
What happens when I reach my property limit?
You can move up to a larger plan whenever you like, and we charge the difference for the rest of the year rather than starting you over. If you go the other way, or a plan lapses, we never delete anything — your properties and every report we have sent you stay exactly where they are.
Can I just buy one report without subscribing?
Yes, and plenty of people should. If you have one property and you want to know what your reviews are telling you, the Single Report is the whole product — one PDF, a 90-day re-check, and a refund if it tells you nothing new. The subscriptions exist for people with several properties who want somebody watching them all year.
